Planning on selling your home? The Villa Monterey Rules and Regulations book states that patio covers will be removed upon change of ownership as a means of insuring architectural integrity of the Association. The removal will be done at the cost of the Association. As a seller, it is your responsibility to disclose this to a potential buyer. In a recent case such disclosure was not made to the buyer. The patio cover was not safe for workmen to stand on to paint the building or repair the roof. The cover will be removed (association's cost) and a new one installed (seller's cost).
Slab leaks occur when pipes buried in the slab by the builder spring a leak. Friction is the culprit. The clue is a warm spot on the floor that you can feel with your bare feet or hands. Don't hesitate. Call a plumber. It would be a good idea to check your homeowner's insurance to see if they cover such leaks. Additionally, check your water pressure. Water regulators fail at about the 20-year mark.
Those who shower in the clubhouse were doing so without the benefit of hot water for several weeks in August. Board members were not aware of this situation and could not take corrective action. Once the problem was reported, the pilot light was lit and hot water was restored. Please take the time to report problems to the property manager. Do not assume someone else has already reported the problem. Incidentally, there is a cold water shower in the pool area.
Over the last few months the cleanliness of the pool and spa has deteriorated. The Board is reviewing contracts to select a new pool service company. Look for an improvement in the condition of the pool and spa soon!
Maggie, a 5-year-old American Eskimo, lives in Villa Monterey with her owners, Kathy and Mark. The breed showed up in America in the early 1900's. Due to the breed's athletic ability and eagerness to learn, they became circus dogs. You can see Maggie's athletic ability as she walks on her hind legs when she gets excited to greet people on her walks. Don't be afraid to walk up and pet her... she's very friendly. And she loves her RV vacations at Pismo Beach because she can run on the beach.
